community facilities - additional options

I refuse to build community facilities because I don't want them to stay on my balance sheet, instead I build near the AI properties or former properties (seems they sell their land when they're in need of cash) maybe adding the following would encourage more play with community facilities :

1. Company can elect to donate facility to the city w/ initial funding (this would be 3x or 5x more expensive and tied to inflation). The company would upfront say 10 years of operating it.
2. Allow my me to use my personal cash and make a personal donation of a facility to the city w/ the option to either provide initial funding or pay on an on-going basis (maybe via a personal foundation) - This would help get rid of personal cash.

Can't think of anything else at the moment.
