Bugs / Features I Would like

(as of .21 patch and 10.29 real world).
Cant transfer apartment's/commercial to other subsidiaries
Cant transfer or close community/sports buildings (AI's can certainly close them).
AI companies you own over 75% of can still choose to issue shares, even if the option to do so is turned off.
AI companies that are subsidiaries - CEO never increases salary nor do I have any means to do so.
The Technology specialisation for AI's seems to have vanished in expertise list
In stock market window when the numbers get high, they overlap
Companies should be less reliant on seaports - not logical when seaport is so overused that they do not build there own resources. eg. - this leads to this problem Retail AI's seem to be able to change to Diversified (even if you don't want them to), but the other company types never change.
AI Media companies never make a profit, ever.
No way to hire and fire subsidiary CEO's for subsidiary.
AI's building all the factories/farms right around city centre. - I assume this is tied to them looking at cheapest freight costs.
No direct transfer button on natural resource firms, you have to click "demolish" to get to it.
Things I would like to see (realise some of these would be DLC scale)
To be able to offer to buy land where AI has closed a building and retained the land.
Ability to choose which AI leaders you get, what they specialise in, what cities they trade in and what products they sell.
Ability to not only disable certain product classes, but products within those classes.
Rather than "randomly disabled products" the option to choose either which are disabled or which are enabled.
A separate stock market that is just used for speculation, you and AI's can buy and sell stock in none playing companies, you cant take them over just make some money from the dividends etc - random risks for those companies to go bankrupt etc. - This adds some purpose to Stock based AI's who serve no real purpose at present after first few years.
Semi Product/Resource based companies.
Natural resource firms to be cheaper to set up and much bigger reserves, but operate more on basis of leasing and contracts where you pay the site owner a fixed amount each month/a set amount for each quantity of the resource you extract - it isn't be realistic to set up a mine you know is only going to operate for 2 years.
To be able to invest in airports/seaports to get an income from trade happening, and potential to unlock more imports at seaports or even choose a product you make that you can sell to the seaport as an export. Possibility to build your own seaports - would need to be a pretty low cap on this though. (train stations ???)
Player & AI's to be able to train to increase there expertise and other stats
A simpler game mod structure where its possible to just drag and drop files to make changes/mix features from several mods etc.
Airports to provide passengers who will shop at nearby stores as they pass through (maybe seaports to a lesser extent)
To be able to mute/change volume on game sound.
Sandbox mode for just playing around and testing things.
Game released on Steam !! (Yes if it came out on steam I would buy it again).
